The flexibility of fractionals is at the heart of a new web initiative from trustee company FNTC.

FNTC's business development director Lisa Migani - guest on Episode 1 of our Fractional Focus podcast - told RCIVentures.com the mission of the Fractional Property Developer website was to open eyes to the many different types of product under the fractional umbrella.

Those who are likely to get the most from the new website are "developers who need an exit strategy, and estate agents who are unable to sell that second home in the sun any more," according to Migani.

She added: "Most fractional ‘how to’ websites primarily offer consultancy and although there are some great consultants out there, being faced by a potentially huge bill just to find out whether or not fractional sales are a good idea is off putting to say the least.

"FNTC charges nothing at all for initial advice and we can usually tell whether the property would do well or not on the shared ownership market – location as always is key but price points come a close second.

"We can also debunk the myth that the US model is the definitive, as we believe a European version adapted to the way we live could appeal on many different levels."

Migani recommended checking out The Legal Structure at Fractional Property Developer for an insight into what any new developer in this industry needs to do first.
